The O’Fallon Vine Street Market runs weekly May through October at the covered pavilion near O’Fallon Station, drawing nearly 70 vendors alongside live music and food trucks each week. The July 18 Peach Festival brings fresh local peaches, themed artisan goods, and participation from downtown businesses.
Watermelon Festival at Vine Street Market
Saturday, August 8
Fresh melons from local farms, themed artisan goods, a watermelon eating contest, and a lively downtown atmosphere. One of the more fun community traditions in O’Fallon, and it tends to draw a crowd.
St. Clare Oktoberfest
Saturday, September 26
O’Fallon’s fall Oktoberfest celebration brings German-style food, beer, music, and community gathering to the schedule. A seasonal staple worth marking on the calendar as summer winds down.

O’Fallon is the most competitive real estate submarket in St. Clair County, and the numbers make the case clearly. If you’re buying, selling, or just watching the market, here’s where things stand right now.

What the Numbers Mean
A 16.4% year-over-year increase in median sold price is not noise. It reflects real, sustained demand. O’Fallon benefits from several structural advantages: proximity to Scott Air Force Base (which generates $12.9 billion annually for the regional economy and employs over 13,000 people), strong school districts, a walkable and expanding downtown, and a quality of life that attracts both military families and civilians relocating from the St. Louis metro.
The Scott AFB factor matters especially right now. PCS (Permanent Change of Station) season runs May through August, which means motivated buyers with firm timelines are actively searching. Basic Allowance for Housing rates at Scott increased 5.9% for 2026, putting more buying power into the hands of incoming military families. That demand doesn’t negotiate the way a casual buyer does.
For Sellers
This is your window. Inventory is down across Illinois (homes for sale dropped 7.7% year over year statewide), and O’Fallon’s local inventory remains tight. More than half of homes are selling at or above list price. If you price accurately and present your home well, the market is working in your favor. Summer PCS buyers are especially active right now and won’t be here much longer.
For Buyers
O’Fallon is competitive, but it’s still well below the Illinois statewide median of $315,000 on a countywide basis, and the appreciation rate is outpacing the state. Getting into this market before it moves further up is a real consideration. Entry-level inventory is limited, so having financing in order and being ready to move quickly is essential.
For Relocating Military Families
The on-base housing waitlist at Scott typically runs six to eighteen months. Buying off-base in O’Fallon, Shiloh, or Mascoutah almost always makes better financial sense, and your 2026 BAH gives you more room than incoming buyers had a year ago. The earlier you start the conversation before your report date, the better.
Why O’Fallon Keeps Growing
The numbers and the restaurants and the events don’t fully explain what draws people to O’Fallon, but together they paint a picture. This is a city that has built a real downtown, invested in community programming, and kept its neighborhoods livable while growing.
