Collinsville is the largest community in this guide at about 24,031 people, and the one with the best interstate access by a wide margin. It is also split across two counties, which is the single most practically important thing a buyer or seller here can know and the thing almost nobody mentions.
About Collinsville, Illinois
Collinsville has a population of about 24,031 across 15.4 square miles, with 11,644 housing units. Owner-occupancy is 66.0% and single-unit structures are 72.0% of the stock. It is a mature, largely built-out town rather than a new-construction market.
Cahokia Mounds State Historic Site is here at 30 Ramey Street: a UNESCO World Heritage Site designated in 1982, a National Historic Landmark since 1965, and the largest pre-Columbian site north of Mexico. The original city covered over 4,000 acres and held roughly 20,000 people around AD 1100, larger than London at the time.

Buying a Home in Collinsville, IL
Collinsville’s median year built is 1971, thirteen to fourteen years older than Mascoutah or Lebanon. Roughly 23% of the housing predates 1950 and only about 4.4% was built in 2010 or later. Pre-1940 is the single largest bucket at 16.9%.
What to weigh before you make an offer in Collinsville:
- Confirm which county the parcel is in. Collinsville spans Madison and St. Clair counties, which means two different assessors, two different tax bill cycles and two different recorder’s offices depending on which side of the line the house sits. This is the most commonly missed fact in town.
- Most of the city is one unit district, but not all of it. A small portion on the northeast side is in Triad District 2 instead. See below.
- Expect older construction. With a median year built of 1971 and nearly a quarter of homes predating 1950, inspections matter more here than in the newer suburbs.
- New construction is genuinely scarce, at about 4.4% of stock built in 2010 or later and 0.2% in 2020 or later.
- Ask about the flood map on the western side. The city’s western edge descends toward the American Bottom. We did not obtain a FEMA map, so we are not characterizing any specific zone. Pull the FEMA panel for the parcel.
Schools in Collinsville, IL
The county line does not split the schools, which surprises people. Collinsville Community Unit School District 10 is a single K-12 unit district spanning both St. Clair and Madison counties, serving Collinsville, Caseyville, Fairmont City and Maryville from its office at 201 West Clay Street.
District 10 runs an unusual four-tier structure that catches new families out: elementary school, then Dorris Intermediate School, then Collinsville Middle School, then Collinsville High School. Most Metro East districts have three tiers. The district also operates the Collinsville Area Vocational Center.
District 10 elementary buildings:
- Caseyville, Hollywood Heights, Jefferson, Kreitner, Maryville, Renfro, Summit, Twin Echo and Webster
The split that does exist is on the northeast side. Triad Community Unit School District 2, based in Troy, serves Troy, St. Jacob and Marine plus small portions of Collinsville, Maryville, Glen Carbon, Edwardsville and Highland. Those students attend Triad Middle and Triad High School rather than Collinsville Middle and Collinsville High. We could not obtain the boundary polygons, so we cannot tell you which streets, only that the exception is real.
District 10 assigns elementary students by address, not by choice, and publishes an address lookup tool along with boundary maps. For any specific listing, run the address through the district’s tool rather than inferring from the mailing address.
