What is for sale in Columbia
Columbia is a small, tight market with about 40 active listings in early October 2026, and more than a third of them were in a single new development, Northpointe Villas. Set the villas aside and Columbia looks very different. The rest of the active listings were mostly established single-family homes. They typically had about 2,500 square feet on half an acre, with ranch and two-story traditional homes in roughly equal numbers. That is more house and more land than you typically find in Belleville or South County.
Northpointe Villas
Northpointe Villas is a new-construction villa community off Northcrest Drive on the north side of Columbia. The homes are built to order on single-level plans, with 2 bedrooms, 2 baths, about 1,658 square feet and an attached 2-car garage. Some sites offer options such as a 3-car garage or a walk-out basement. If a new single-level home in Columbia is what you want, this is where most of the current choice is.
Other Columbia neighborhoods with homes listed
Walnut Ridge Estates, Briar Lake Estates and Frierdich Place also had homes listed. A few listings with Columbia addresses are just over the line in St. Clair County. The rest are in Monroe County.
